From the moment you walk inside, you step into old world Tuscany. From the complimentary wine bottle to the tasteful Tuscan lake furnishings, featuring; green moss and photos of Tuscany, Italy throughout. For the refined, laid back guest enter into old world Tuscany by sitting back on the outdoor patio chairs on the covered porch overlooking the lake views, while sipping on a comp bottle of wine. Guests will enjoy the home's many indoor features, as well as the outdoor ones. The FULLY loaded GAME ROOM features: a ping pong table, pool table, basketball net, darts, air hockey, and human size JENGA. Also, the owners added PS4 game console and an 85" HD TV with surround sound entertainment system downstairs in the 2nd living room. There is even a mural painted by a local artist's showcasing Tuscan, Italy's lakeside!

A door code will be provided 10 days prior to your booking arrival date on the platform app you booked thru (Airbnb, VRBO). If you booked directly thru our site, an email will be sent to your email address entered at the time of booking. Do not hesitate to reach out to us if for some reason you can't access. For guest safety and security, we will not give out the code to any guest not on the booking confirmation.
Host is available to answer any q's prior to arrival or during your stay via the messaging app used to book (airbnb, vrbo). For after hour EMERGENCIES only (ie; No heat, water issue / leak) text the phone # in the Guest House Manual at the home.

OUR HOUSE & NEIGHBORHOOD RULES:
1. STRICT QUIET HOURS:
This home is located in a private, quiet, and family- friendly neighborhood with neighbors on either side. Our strict quiet hours start at 9:00 PM (EDT). No (loud) outdoor music is allowed at any time, and no music (outdoors) after quiet hours. Please be mindful of (loud) conversations when outside the home and we ask you to keep the music / noise indoors to a min, after quiet hours. Thank you for your cooperation, as it helps us to remain a vaca rental home that guests, like yourself, can return to year after year!
2. NO PARTIES OR EVENTS ALLOWED:
This neighborhood strictly prohibits it. Unfortunately, If a party is discovered or an event (we have neighbors on either side & the neighborhood IS regulated) we will have to terminate your stay with No refund given, as it goes against our policy as well as Airbnb's Newest Policy regulating parties / large gatherings, of any kind.
3. PET- POLICY:
We have a one time pet fee, due at the time of booking of $125/per pet, per stay. We allow up to 2 house trained pets ☆ Please Notify us if you intend on bringing animals. If a Pet was noted on the premises without prior approval, guest may forfeit their security deposit of $750. Our in-house cleaner lets us know each pet visit, as well as our outdoor cameras capture footage. (Please Note: there are NO cameras inside the home as we respect guest's privacy)
4. SMOKE FREE:
No Smoking is allowed. Please Do Not smoke within 10 ft of the home. We ask you to dispose of your cigarette butts accordingly. Any trace of smoking (of any kind) found or non-disposal of cig butts will forfeit a guest's refundable security deposit. Thank you for helping us to continue to offer a smoke-free rental.
5. BOAT RENTALS:
We recommend calling in advance if you plan to rent a boat. We do not assist with boat or jet ski rentals, but have a preferred pontoon boat rental (Jake @ Ph: ( ) Boat rentals do book up on weekends & in summer months well in advance, so book early!
For our guest's protection, we do have external cameras at the home. These cameras only monitor the exterior / outside areas of our property which we use to ensure no parties, fires, emergencies or undisclosed pets cause you any inconveniences during your stay.
