Perched under a canopy of trees on the banks of the Guadalupe River in Seguin, TX. One of two tiny homes on the property. Expansive outdoor space. Over 100' of riverfront. FREE kayaks. Great fishing from the dock or banks. Reconnect w/ the great outdoors: fire pit, outdoor shower, hammocks. Sleeps 4.
WATER LEVEL & FLOW
The water level in the photos are accurate. The water level has dropped 12 feet since March 2023, to rebuild the dam that created our lake. There is a certain flow requirement downstream from our property, so we maintain a minimum flow and consistent level/depth regardless of rainfall.
Depth varies from 3 feet around the fishing dock to >10 feet in the middle of the channel. Additionally, there's no boat traffic, so it's ideal for kayaking and fishing year round.
Water flow slows in warmer seasons, and plumes of button moss intermittently float up from the bottom, collecting at water's edge. We still swim among the button moss, but it may not be ideal for some. Unfortunately, there's no way to predict when it will emerge and how long it stays.

PLEASE NOTE
This is a tiny home, so the water heater is also tiny. This isn't the place for long indoor showers, and the tank needs time to refill between showers. But we do have an outdoor shower with a tankless water heater with a view of the water, which is second to none!
The Bunk House is one of 2 tiny homes on the property, so the outdoor areas and riverfront may be shared with up to 4 guests from the other tiny home, the Loft House. Your house is private (all to yourself) with your own attached front porch, as well as separate outdoor dining, grill, hammock chair, hammock, and paddles. The Shed, fire pit, outdoor area, and riverfront are shared with plenty of room to spread out.

We live locally and have local maintenance and housekeeping for needs that may arise during your stay.
Because we're in the country and near water, you may encounter various wildlife and bugs (snakes, skunks, raccoons, mice, spiders, roaches, wasps, etc). We utilize professional pest control on a regular schedule, but this does not guarantee a pest-free visit, inside or out.
We love this place because it's quiet, near the end of a dead end country road with cows and lots of stars. But it's still super convenient (5 minutes) to many things like Walmart and HEB.

NO smoking. Smoking of any kind (including tobacco, marijuana, e-cigarettes, vape pens, and hookahs) is prohibited at this property, inside and out.
NO pets. Although we are pet lovers, this is a shared property with other guests who may be sensitive (allergic, fearful) to pets.
NO large parties or gatherings allowed. We have neighbors with full-time residence nearby who will report back with excessive noise or groups that exceed the home limit. Parking limited to 2 vehicles.
My husband and I ran a business in Austin for over 10 years and couldn't leave for more than a long weekend. We are both water lovers, so we started getting away for long weekends in Seguin on this chain of lakes (Guadalupe River). We fell in love and decided to buy a place for ourselves. It has turned into multiple properties that I manage, which gives me the flexibility to spend more time with our growing family. Plus, we always have a place to stay since this has become our favorite place to vacation!
