SHORT-TERM RENTAL AGREEMENT BOOKING AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN.

House Rules

1. Must be 21 or over to book.

2. MAXIMUM 6 GUESTS at the cabin. The property is set up for 6 guests.

3. Linens changed and unit cleaned prior to your arrival by a professional, licensed cleaner. There is not a daily housekeeping service provided. I supply towels, extra sheets and bedding. I supply a starter kit to all guest that includes dish soap, dish towel, towel paper, and paper towels.

4. INTERNET - WIFI details are located on living room ottoman or shelf by the kitchen.

5. NO PARTIES!! This will result in being asked to leave and terminated your stay immediately without refund.

6. Trash - DO NOT PILE TRASH anywhere outside the cabin or on the patio! Bears will attract to the trash. Please put all trash in container located outside the cabin. Make sure the lid is closed tight.

7. Bathrooms - Please only flush toilet tissue. A waste basket is located next to the toilet for all additional products.

8. BROKEN/DAMAGED ITEMS - Please notify me as soon as an event occurs, as that way I can try to remedy the issue as quickly as possible. I'd rather work together on fixing the issue than find out after the fact and charge the deposit.

9. NO THIRD PARTY BOOKINGS. Anyone booking the cabin must be the ones physically staying at the cabin.

10. Note – all payment methods accepted through booking platform only.

11. All Linens should remain in the cabin and not lost or damaged. Please leave all dirty towels in a pile in one of the bathroom.

12. Please leave Nest setting where you found them. The Nest will auto adjust based on the eco settings.

13. Water - this property is on city water (common for this area). However, Tennessee is not set up for extreme temperatures. I will ask you to leave faucets running in extreme conditions. Please do so as not doing so will result in frozen pipes and no water.

14. Issues Outside My Control - include air quality/odors, weather related issues, acts of God. I will do my best to alleviate issues I can control. I am not responsible for issues outside my control. I recommend purchasing travel insurance in the case of extenuating circumstances that may impact your stay.

15. THERE IS NO GARBAGE DISPOSAL – Please do NOT dump food or scraps down the kitchen sink as this will clog the plumbing and you will be responsible for remedies.

16. Please use the cutting boards and pot holders provided. Do not use knives directly on the counters or table.

17. NO SMOKING inside the property - You will be charged for odor removal services. They are not cheap. Any cigarette butts MUST be cleaned up by guest.

18. Unless in special circumstances, the property requires a Two-NIGHT minimum stay.

19. If your negligence, damages, or other problems caused by your behavior results in the cancellation or rate change of the next or additional guests, you are responsible for those losses as well.

20. NO TOSSING TRASH/REFUSE/CANS/BOTTLES etc. over the railing on the deck. Please use the trash receptacles provided. You will be charged $25 for each bottle/can etc found over the railing.

21. No compensation will be provided for unexpected weather or closures. You are responsible to pay attention to weather and book accordingly. Mountain roads are curvy and steep in the resort.

22. HOT TUB - DO NOT urinate, etc in the hot tub. It is there for your enjoyment - damage and additional cleaning of the hot tub you will be responsible for. The hot tub is for guests 21 and over only. Alcohol is not allowed near the hot tub. You are not allowed to use the hot tub if you have consumed alcohol or you are pregnant. Use the hot tub AT YOUR OWN RISK! Please follow the Rules and Safety guidelines posted near the hot tub location. We pay our housekeepers to drain, sanitize, refill and replenish chemicals in tubs prior to your arrival; therefore, it may not be warm till later that evening. Hot tub covers are for insulation purposes and are not designed to support a person or persons.

DO NOT STAND ON THE HOT TUB COVERS, they will break and you may be charged $325.00 for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. NEVER PUT ANY SOAP OR BUBBLE BATH PRODUCTS IN THE HOT TUB! PLEASE SHOWER BEFORE GETTING IN THE HOT TUB!! THIS WILL KEEP THE TUB CLEAR FOR YOUR NEXT USE. THE FILTER AND CHEMICALS CAN ONLY DO SO MUCH!

23. The host is not responsible for accidents, injuries, or illnesses that occur while on the premises. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

24. ROKU - make sure to log out of your ROKU accounts upon exiting the property.

25. NO PETS - PERIOD. The cleaners charge me more. You will be charged $250 for an unauthorized pet on the premises at any time and asked to leave IMMEDIATELY

26. LATE CHECK OUT – THERE IS NO LATE CHECK OUT. Check out time is 10:00. Every hour after is $50 starting one half hour after the check-out time. You will be removed by the Sheriff after one hour. I have other guests checking in and cleaners scheduled on your check out and are usually on a tight schedule.

27. I have cameras located on the front of the property that oversee the front door and point towards the parking area for security purposes. Be mindful they are present.

28. The cabin is set in the mountains - this means critters and bugs and mountain animals (including bears) are present. Be mindful of your surroundings and please understand that while we have pest control as part of the quarterly maintenance, that doesn't remedy every millepede or ant on the property.

29. I am not responsible for lost/stolen belongings while on the property. Be mindful of your valuables. While crime is generally not a concern in the area, there is always risk. Keep the property locked, etc. NOTE THAT BEARS CAN AND WILL GO AFTER FOOD IN UNLOCKED VEHICLES. DO NOT LEAVE FOOD IN YOUR CAR OR LEAVE IT UNLOCKED!

30. By accepting this reservation, it is agreed that guests are expressly assuming the risk of any harm arising from their use of the premises or others who they invite to use the premises.

31. The Cabin should be left in the same condition as it was rented to you when you arrived. Check out instructions will be messaged to you.

32. Any damage outside normal wear and tear will be YOUR RESPONSIBILITY.

33. No Unauthorized FIRES. This includes candles, incense, etc inside and outside the cabin.

34. I am not responsible for any injuries that occur during your stay. You are booking this cabin at your own risk. By booking this cabin you are accepting liability for all injuries/ death or deaths that may occur during your stay.

I am a regular person with a full-time job. I do not use a management company. This is my vacation home that I allow others to use when I am not in the cabin. I am not a full-service hotel nor am I a 24-hour concierge. Please be respectful of my time - if major issues with the property arise, feel free to contact me through the booking platform you used to book my unit. I will respond during business hours of 9am-6pm M-F. Outside those hours I will respond if I can and when I can.
