This stunning lakefront home is located near the Pine Mountain Lake Marina
Beach in the beautiful, gated resort community of Pine Mountain Lake,
Groveland, California. Just 25 miles from the entrance to Yosemite National
Park along the Highway 120 corridor, this vacation rental offers the perfect
balance of lakefront relaxation and outdoor adventure.
Home Features
This three-level, 2,000-square-foot home features vaulted pine ceilings, four
bedrooms, and three bathrooms. Entertainment includes two TVs, two DVD
players, basic cable, a collection of DVD movies, and WiFi. Stay comfortable
year-round with a wood-burning stove and central heating and air.
The fully equipped kitchen includes a coffee maker, microwave, dishwasher, and
all necessary appliances. A washer and dryer are available for guest use.
For outdoor enjoyment, the home features a spacious deck with furniture, a
charcoal BBQ, and a gas BBQ. Propane for the gas BBQ is not provided but can
be preordered prior to arrival or purchased from the local market.
This home includes a private dock, a paddle boat, a canoe, and a two-person
kayak for guest use.

Pet Policy:
This home is dog-friendly, welcoming up to two pre-approved dogs. Pet rent is
$35 per night, plus tax. Pets must be declared and registered with Yosemite
Region Resorts prior to arrival.
No cats or other animal species are allowed.
Pets must be well-behaved, housebroken, and crated when unsupervised.
Pets are not allowed on furniture.
Guests are responsible for cleaning up after their pets.
Dining:
The dining table seats 9 to 10 guests, and the kitchen bar seats six.
Outdoor & Dock Policies:
No outdoor fires are permitted.
Firewood is not provided but can be purchased locally.
Charcoal for the BBQ is not provided but can be purchased at the local market.
Gas BBQ propane is not included but can be ordered in advance or purchased
locally.
Guests may swim out a maximum of 30 feet from the dock, per Pine Mountain Lake
safety regulations.
Life jackets must be worn when using the provided boats.
Boats are not pre-washed for guests. Guests are responsible for washing them
before use.
Parking:
The sloped driveway accommodates up to four vehicles. There is no garage
available for guest use.
What’s Provided & What to Bring:
Linens, bath towels, comforters, blankets, and pillows are provided. Beach
towels are not provided.
Guests must bring their own coffee, spices, cooking oils, and food.
Gated Community Access:
The Pine Mountain Lake Homeowners Association requires a gated community
access permit for all vehicles. The fee is $50 per vehicle, paid directly to
the HOA. This is a non-refundable fee. Stays of eight or more nights will
require additional fees.

Located in Pine Mountain Lake, Groveland, CA, just 25 miles from Yosemite
National Park. Guests can enjoy exclusive private lake amenities while being
within easy reach of one of the most breathtaking national parks in the
country.

1\. The maximum occupancy is firm and must include all occupants of any age
including
infants. In addition no large gatherings are permitted. The maximum occupancy
number includes children & infants.
2\. GATED COMMUNITY ACCESS PERMITS ARE REQUIRED BY HOMEOWNERS ASSOCIATION:
A copy of your drivers license will be required within 24 hours of booking.
Pine Mountain Lake HOA charges $46 per vehicle (one time fee) to enter the
gated community with 24 hour security. The entire fee goes to PML HOA.

Access permits are non-refundable.
A stay of 8+ nights will require additional fees as per PMLA.

any kind on

Don
Pedro is just 20-minutes away & perfect for a day trip with water toys! And
remember,
you can rent sailboat / kayak / paddle board / paddle boat rentals at the main
Marina
Beach in Pine Mountain Lake.
5\. In addition to the marina offerings Pine Mountain Lake offers an Airport,
18-hole
championship golf course, country club with indoor & outdoor dining, tennis
courts,
community pool, horseshoe pits, equestrian center, and three sandy beaches on
the
lake. The Marina Beach is the largest most popular beach and offers: an
expansive
sandy beach & lawn area, designated swimming area, BBQ pits, picnic benches,
snack
shack, and the sailboat / kayak / paddle board / paddle boat rentals. Beaches
are open
during the summer months only. Golf course is open year-round.
6\. Past guests have loved the property so much they often want to celebrate
special
moments here, but please no confetti. Cleanup after celebrations is not
included in the
departure cleaning fee. Guests will pay an extra cleaning fee if housekeeping
must clean
any celebration debris.
7\. Propane for any gas BBQ is not provided. You may either order this on the
Temporary
Resident Registration form for an additional fee or provide your own propane.
You can
purchase propane tanks at the local market or hardware store. Firewood is also
not
provided. The current rate for a propane tank is $65 (subject to change
without notice).
8\. All outdoor fires (not contained in approved fire pits), candles, smoking,
firearms and
fireworks are strictly prohibited on the premises.
9\. PET FRIENDLY PROPERTIES ONLY: Pet must be declared & registered with
Yosemite
Region Resorts prior to arrival. Pets must be well-behaved, housebroken, and
non-destructive. Pets are not allowed on the furniture. Unsupervised pets must
be
crated. Guests are responsible for cleaning up & disposing of all debris left
by their pet.
Pets are not allowed on Pine Mountain Lake beaches. Pets must be on a leash at
all
times within the gated resort community, per Tuolumne County leash law. Pets
do incur
an additional fee of $35 per night per pet.
